How to Motivate Sellers

The main key to success in the real estate industry is understanding what motivates people to take certain actions or make decisions. Once you identify the type of person you are dealing with, the easier it will be to get them to opt in to what you are offering.

Let’s discuss the main personality types and how to deal with each.

Analytical
The analytical type of personality is not one that’s easily motivated by how good something sounds or looks - they want details. So for example, when you are presenting an offer to buy their house, they want to know how you came up with that number. They are most persuaded with logic and reason. For these types of people, you may have to breakdown the conditions of the market, the repairs needed, the holding costs they would accrue if they do not sell to you. You may have to bring out the paper and pencil and do a calculation in front of them to show why it would be better to go with your offer and close in a week. We don’t find to many people that fall under this category these days, but there are some, and they have a right to be.

Emotional
Most people in this day and time are persuaded by emotion - how you present yourself, and how well you can connect with their situation. Presenting yourself as an expert is a key stimulant used in real estate to encourage people to make a decision. The more you know about the market you are dealing with, and present multiple solutions - emotional people will feel more comfortable in working with you; they will look at what you can do versus what you talk about.

Connecting with a persons situation is key in motivating them as well. If a person is dealing with an unproductive realtor, and you speak to the fact that you want to buy their property not list it, and that they don’t have to deal with their property sitting on the market for 100+ days - you are understanding their situation and presenting them with an option.

Review your previous dealings or preparing for upcoming ones. Use your expertise and utilize that “emotional trigger” that will get the seller to accept your offer.
