Sourcing Deals From Estate Agents

When it comes to dealing with Estate Agents for the first time, how do you go about approaching them? Do you delve straight in and offer them a “bonus” for passing on a BMV/option deal to you, wink at them and keep it hush hush?

The truth is, most estate agents would laugh at you and then kick you out their office straight away if you were to make a lucrative offer like that to them. Estate Agents have principles and work ethically (in an ideal world).

Building that rapport, can be as easy or as hard as you want it to be. When you first make your visit, do not delve straight into trying to pass off a brown envelope instead sit down and talk to them about what it is you are looking for- in around-about way.

You probably want to visit the agency several times before you make any kind of offer with the specific estate agent that you are seeing. Building a rapport is human nature and easy once you get the hang of it. Read their body language, gauge what they do and do not understand about BMV and options. If you feel like you have a strong enough rapport then you can attempt to educate the agent in BMV and options.

Mention that you have heard from someone else that the EA accept finders fees, but DO NOT say it from yourself in case they don’t accept finders fees because then you will be in the clear. And if they do happen to accept a finders fee for properties that they cannot sell then you know that you find a winner.
